What a down dryer actually costs
The service call is rarely the expensive part.
In a laundromat, a machine out of service during peak hours is revenue that does not come back. In an apartment or HOA laundry room it is resident complaints and a board asking the manager why it is still broken. In a hotel or senior living facility it is linens falling behind, which turns into an operational problem the same day rather than a maintenance one.
That changes what matters. Speed of diagnosis, whether the technician carries the part, and whether the whole bank can be serviced in one visit matter far more than the hourly rate.
When every dryer slows down at once
This is the most common misdiagnosis in a commercial laundry room, and it is worth understanding before you call anyone.
Most laundry rooms run several dryers into one shared exhaust line. When that line restricts, every machine on it loses airflow at the same time. Cycles get longer across the board, machines run hot, and high-limit thermostats start tripping on units that were fine last month.
It looks like the equipment is failing. Operators replace thermostats and heating elements across multiple machines, and the problem comes back, because the machines were never the fault.
If your dryers slowed down together rather than one at a time, the exhaust is the first thing to check. We service both the equipment and the venting, so we can diagnose which it is instead of billing you for parts on four machines. If the shared line is the fault, that is a duct cleaning job, and where the ducting itself is undersized or damaged it needs rerouting or replacement.
Who we service
Coin and card-operated stacked and single-pocket dryers, including full banks. Coin drops, card readers and the control interfaces behind them.
Shared equipment in multifamily buildings and condo associations. We coordinate with property managers and work around resident access hours.
Guest laundry and back-of-house equipment, where a machine down means linens behind rather than lost coin revenue.
Towel service dryers run close to continuously. Belts, rollers and bearings are consumables at that duty cycle.
Facility laundry where downtime affects daily operations and cannot wait for a scheduling window next week.
Salons, spas, restaurants, pet facilities, schools and medical offices.
What we repair
Gas valve coils, igniters, flame sensors, thermostats and heating elements. Gas is common on commercial equipment and it is a large share of what we are called for.
Almost always the shared exhaust rather than the machines. See above.
Overheating from restricted exhaust, or a failed high-limit thermostat. Same distinction as above, and worth diagnosing correctly before ordering parts.
Coin drops, card readers and the control interfaces they talk to. A jammed coin slide takes a machine out of service as effectively as a dead motor.
Commercial drums run far more cycles than residential. Belts, rollers and bearings are consumables at that volume, not unexpected failures.
Blower wheels loaded with lint and motors under continuous-duty load.
Including error codes on newer electronic-control equipment. The code narrows it down; we test the component it points at. See dryer error codes by brand.

What your staff can do between service visits
Most commercial dryer failures are preventable, and a fair share of service calls are avoidable. These are worth building into a routine.
- Lint screens, every day. In a vended laundry, customers will not do it. Someone on staff has to, and it is the single highest-value task on this list.
- Watch for machines slowing together. One slow dryer is a machine problem. Several slowing at once is the exhaust. Knowing the difference saves an unnecessary parts bill.
- Log error codes before clearing them. A code that recurs on the same machine tells a technician far more than a machine that was reset five times.
- Listen for new noise. Squealing and thumping mean rollers or bearings. Caught early it is a small job; ignored it takes the belt and sometimes the drum.
- Check the exterior terminations quarterly. Lint packs at the hood and dampers seize, especially near the coast. More on intervals: how often a vent should be cleaned.
- Keep the area behind the machines clear. Lint accumulating behind a bank of dryers is both an airflow and a fire issue.
Anything involving gas components, electrical connections or the inside of the cabinet should wait for a technician.
Recurring maintenance agreements
Commercial dryer failures are predictable. Belts wear, blower wheels load up with lint, exhaust ducting restricts and bearings go, all on a schedule that tracks cycle volume rather than the calendar.
Scheduled service catches those before a machine goes down. Pricing is quoted per property, because it depends on how many units you run and how hard they run.
A maintenance visit typically covers:
- Exhaust duct cleaning across the bank
- Lint removal from blower housings and cabinets
- Belt, roller and pulley inspection
- Thermostat and heat function check
- Airflow verification at each unit
- Coin and card mechanism check
- A written list of anything trending toward failure
Properties on an agreement get priority scheduling. When something does go down between visits, you are ahead of the queue rather than in it. For a laundromat at peak hours, that is usually worth more than the maintenance itself.

Why a dryer specialist for commercial work
Commercial laundry service in South Florida usually comes from equipment distributors or general appliance companies. Distributors service what they sold you. General appliance companies work on everything.
We work on dryers and dryer venting, which is why we treat the exhaust as part of the diagnosis rather than someone else problem. In a laundry room that is frequently where the fault actually is.
- Dryers and dryer venting only, twelve years
- Commercial and coin-operated equipment
- Exhaust diagnosed alongside the machines
- Whole banks serviced in one visit
- Licensed and insured
- Works with property managers and building staff
- 90-day parts and labor guarantee
Commercial pricing
How commercial work is billed
$199 commercial service call. Parts and labor are quoted after diagnosis, before any work begins.
If several machines need attention, we service the bank in one visit. Most of the cost of a commercial call is getting a technician on site, so batching is almost always cheaper than calling us back per unit.
After-hours emergency service. Outside regular business hours a $150 emergency fee applies. It is non-refundable and charged in addition to the service call.
Recurring maintenance agreements are quoted per property based on unit count and usage.
Work is backed by our 90-day parts and labor guarantee. We invoice the association or management company directly for common-area equipment.
Where we provide commercial service
Commercial dryer service across Broward and Palm Beach County.
Commercial dryer repair FAQ
What does a commercial service call cost?
$199. Parts and labor are quoted separately after we diagnose the problem, before any work begins.
Can you service a whole bank of machines in one visit?
Yes, and it is almost always cheaper that way. Most of the cost of a commercial visit is getting a technician on site, so batching several units into one call beats calling us back per machine.
All our dryers slowed down at the same time. Is that the machines?
Almost never. When several dryers share one exhaust line and that line restricts, every machine on it loses airflow together. That is a duct job, not a parts job, and diagnosing it correctly saves replacing thermostats across multiple units.
Do you work on coin-operated and card-operated dryers?
Yes, including coin drops, card readers and the control interfaces behind them. A jammed coin slide takes a machine out of service as effectively as a dead motor.
Do you offer maintenance contracts?
Yes. Recurring scheduled service quoted per property based on unit count and usage. Properties on an agreement also get priority scheduling when something goes down between visits.
Can you work outside business hours so we do not disrupt operations?
Yes. Regular hours are Monday through Friday, 9am to 5pm. Service outside those hours carries a $150 emergency fee, non-refundable and charged in addition to the service call.
Do you coordinate with property managers and HOA boards?
Yes. We work with property managers, boards and building staff on access and scheduling, and we invoice the association or management company directly for common-area equipment.
What can our staff do to reduce service calls?
Clear lint screens daily, log error codes before resetting a machine, listen for new noise, and watch whether machines slow individually or together. Those four habits prevent a meaningful share of calls.
